What is the approximate price of a house (turnkey, partially turnkey, completed)?
Prices start at ~1800 €/m² for a turnkey house, depending on the architectural family of the house, the size of the house, the choice of joinery and the choice of architectural elements.
Why are KAGER houses more expensive than the competition?
Due to the high quality of materials, details, architectural individualization and our own production in the oldest city in Slovenia, Ptuj.
Do you also offer standard models?
We offer initial conceptual designs that we always adapt. Our conceptual designs are the starting point for further discussions.

What is the profile of customers who choose Kager Hiša?

How long does the process take from idea to move in?
From initial idea to move-in usually takes 12–18 months, depending on project documentation and location.
When should we start if we want to build in 2026?
At least 9–12 months before the desired move-in date. We recommend as soon as possible.
Can you prepare a quote based on my floor plan?
Yes, but we need to redraw the floor plan into our system so we can prepare an accurate quote. If the floor plan matches our technology, we will be happy to prepare an estimate.

What kind of glass do you use in your houses?
We use triple-layer insulating glass with very low thermal transmittance (Ug ≈ 0.5 W/m²K), which ensures high energy efficiency, good sound insulation and comfort in all seasons.
What kind of wood do you use for construction?
We use BSH (glued laminated) spruce wood.
It is an extremely stable and strong structural wood that allows for long spans without warping, cracking, or making any sound as the wood moves.
Do you use natural or organic insulation?
Yes, we use natural materials:
– Wood fibers for thermal and acoustic insulation (e.g. for roofs, walls)
– Wood-fiber boards for additional insulation and diffusion openness of the building envelope.
Is your house diffusion-open?
Yes, we also offer a DOH construction system, which means that the materials allow moisture to pass through in the form of vapor, allowing for natural moisture regulation and a healthy living climate without condensation.
How does the collaboration proceed after the individual conceptual solution is confirmed?
After the IKR is confirmed, the preparation of the offer, selection of materials, the final offer and the contract follow. After the financial structure is completed, the preparation of the DGD begins.

How is financing done? Do you offer payment in stages?
Payment is made in stages, which means greater transparency and less risk for the investor.

Does the price remain fixed during execution?
Yes, the price is fixed for 6 months after signing the contract.
Each phase is clearly defined in the contract, giving you financial security.

Do you offer smart installations/recovery?
Of course.
A heat pump is included in the offer, and ventilation with heat recovery and a smart home are available as additional options - you can decide according to your wishes, everything is defined in the PZI phase.
How long does it take to build a Kager house?
It takes between 3 and 4 months from the final building permit to the start of construction, and around 8 months from the start of assembly to the handover of the turnkey project.
Can we build a basement?
Prefabricated houses are generally built on a foundation slab.
A basement floor is possible or desirable if the terrain requires it, but it requires additional static verification and classic construction for this part.
Is your building energy efficient?
Yes, Kager houses achieve high energy efficiency.
They have 40 % glazing, which means more daylight and up to 25 % of solar energy for heating in winter.
We use passive solutions, pre-treatment for solar cells and a heat pump.
